摘要
在讨论上海市房地产是否过热的背景下,通过对1980年-2004年上海市住宅投资与经济增长的数据进行分析并利用投资加速数模型进行拟合,证明上海市经济增长对住宅投资拉动作用很大。因此从投资角度讲,上海房地产并未过热。政府应在对房地产价格适当调控的前提下,积极推动住宅投资发展以期解决住房供需缺口问题。
The article has empirically studied the real - estate industry of Shanghai by studying the relationship between the investment of residence property and the economic growth of Shanghai. The result shows that economic growth of Shanghai has done great contributions to the investment of residence property since 1980. So from the Viewpoint of investment, the real estate industry is never much hot. The writer suggests that the government should positively support the investment in the real - estate industry in order to eventually solve the serious problem of the great gap between the demand and the supply by the condition of controlling the price of the real - estate within a suitable range.
