摘要
投入资金开发房地产项目,所获得的利润是否比同期银行存款利息高,是衡量房地产项目盈亏的基本标志之一。但由于房地产项目受很多因素影响,而且其现金的回收周期较长。如果其中任何一个环节出现风险,其结果都是不可换回的。所以说,房地产项目是所有投资项目中风险较大的一种项目。本文首先分析了房地产项目风险的来源;其次,建立了房地产项目风险评估指标体系;第三,建立了基于模糊综合评判的房地产项目风险评估模型,并运用该模型对西安XX房地产项目风险进行了评估。
One of the symbols to measure the estate project is to see whether the profit of the investment is higher than the interests of deposit during the same period. Many possibilities in the process make the estate a most risky project. In the paper, the origin of estate project risk is analyzed at fist; then the index system of estate project risk evaluate is established; lastly, the evaluation model which was founded synthetically fuzzy evaluation is built and a particular estate project in Xi'an is evaluated accordingly.
