摘要
为了抑制房地产价格过快上涨,打击房地产炒作和投机行为,国家在2005年发布了一系列宏观房地产政策.本文在分析国家宏观房地产政策基础上,重点分析了2005年济南市房地产市场,其特点表现为:平淡的新建商品房市场;二手房市场跌宕起伏;商品房价格增幅减缓.“旧村改造房”成为2005年济南市房地产的热点,本文不仅分析了其发生的原因,同时指出其存在的危害,必须引起广泛的重视.
In order to restrain the excessive rise of the price for housing and to deal a blow at the speculation and profiteering of the real estate, the government released a serious of macro - policies towards it in 2005. On the basis of the analysis of these policies, the paper puts an emphasis on analyzing the Jinan real estate market in 2005, which shows three main characteristics： the insipidity of the newly - constructed commercial housing market, free and rich variation of the second- hand housing market and the slowing - down growth rate of the price of the commercial housing. “The village redevelopment”became the hot spot in Jinan real estates in 2005.Not only does the paper analyze the cause of the above phenomenon, but points out its harm, which must be highly regarded.
