与其他产业经济一样,房地产业在实际经济运行中也存在着较为明显的周期波动现象。但房地产周期波动受着一定的外部宏观政策和内部行业经济的影响,给其波动赋予了一定历史意义和经济意义。我国房地产业既处于产业恢复期,又处于宏观经济高速成长期。在多数时段,波动并不是因为供求关系变化形成,而是由于在需求拉动之下,房地产市场不稳定,引起宏观经济失调,政府采取宏观调控措施的结果。

But the fluctuating period in real estate industry is affected by the outer macro economy policy and the inner industrial economy, which endows the fluctuation with history and economy meanings The real estate of our country is in the stage of recovery period and rapid growing period of macro economy .In the period of mort time, the fluctuation is not formed by relation of supply and demand, and is formed by government macro control for macro-economy maladjustment caused by heeds and unsteady real estate market.
