摘要
在房地产交易市场日趋完善和成熟的基础上,通过对房地产市场比较法的研究,应用模糊数学方法,将市场比较法的替代原理具体化、科学化、系统化,建立房地产估价中市场比较法的估价模型,并借助计算机技术更快、更规范、更合理的使估价模型得以实现,真正满足房地产估价的实际需要。
Based on the gradually perfect and mature market of real estate, we study the market comparison approach and use the fuzzy mathematical principle. We come up with the substitution principle specific, scientific and systematic, and establish the fuzzy mathematical model of the market comparison approach, and finally realize the aiming of how to assess fast, normly and reasonably by using computer, and meet the demand of appraisal of real estate.
