摘要
商业地产项目后评价是在项目投入运营1-2年后，通过总结项目的经验教训，借鉴项目成功的方面，改善不足的方面，这样有助于政府决策机构和地产公司进行合理的规划布局，科学的定位，提高项目实施后的经济效益和社会效益。本文基于模糊综合评价法理论，结合商业房地产的特点对商业房地产项目后评价方法进行探讨，以期为政府相关决策机构和商业地产的从业人员的投资决策提供方法和一种可行的思路。
Through the summarizing experience and lessons of the project, we could learn from the successful and turn away the insufficient aspects of the project. The trust-evaluation of commercial resl estate project is put into service for 1 - 2 years. It is helpful for the policy-making organs of governments and the real estate companies to carry on the reasonable plan layout and the scientific orientation and enhance the economic and social efficiency after the project has been implemented. With the analyzing fuzzy comprehensive evaluation methods, this article probes into ways of the evaluation of commercial real estate project with characteristics of the commercial real estate in order to provide the method and a feasible way for the government policy-making organs related and the people work in commercial real estate circle to make investment decisions.
