摘要
从五个方面论述了以成本为导向定价方法的局限性,并结合现实中房价的决定因素,提出依据开发成本、商品效用属性及市场变动因素的综合动态定价理论和方法的设想。
From five aspects the limitation of the pricing method of real estate that aims to cost is discussed. Combined with present decisive factors of price of real estate dynamic pricing theory and method are proposed, which take devdopment cost, utility-attribute suits buyers and market factors in considerations.
