对乌兰花镇土地估价的重要方法──收益还原法和路线价估价法作了详细论述.正确运用第一方法的关键在于土地纯收益和土地还原利率的准确确定;运用第二方法的主要问题是路线价区段的划分和各种修正系数表的制作.
The methods of restoring income and appraising route price are important way in Wulanhua town’s land evaluate. The key to the first question is determining pure income and land restore interest rate. The key to the second question is dividing route price district and making various forms of correcting coefficient. They are expounded in detail in the paper.
