城镇家庭住房状况的影响因素——基于Logit模型和6城市“五普”数据的实证研究

Determinants of China's Urban Housing Condition——A Study Based on 6 Cities' Data from China's 5th Census with Logit Model

根据我国6大城市2000年人口普查资料抽样数据,用Logit模型分析了影响中国城镇家庭住房状况的因素。分析结果表明:户主年龄、行业、职业、受教育程度、户口性质和登记状况、迁移和家庭总人口数对住房状况有显著影响,城市变量有显著影响,婚姻状况影响不显著。说明中国城镇家庭住房状况受到了制度变迁、地区差异和家庭社会经济特征的影响。户口和婚姻状况对住房状况的影响不同于西方市场经济国家。

Based on 6 cities＇ sample data from China＇s 5th national census, the paper analyzes relevant factors concerning urban housing condition with logit model. It is concluded that householders＇ age, industry, occupation, educational degree are important factors, and so are types of the household, status of mobility and total family number; city variable are statistically significant while marriage status is not. The paper also indicates that China＇s urban housing condition is affected by the institutional revolution, regional disparity and family economy, and the affection is different from that in western countries with market economies.
