摘要
利用上海和沈阳两个城市的商品住宅价格数据和宏观经济数据,通过回归分析,对住宅价格与消费者预期之间的关系进行了实证研究,指出消费者预期已成为目前影响这两个城市商品住宅价格的主要因素,提出了稳定消费者预期、保证住宅市场健康发展的几点建议。
By using the data of commodity house price and macro economy from Shanghai and Shenyang, this article makes a regression analysis to the relations between house price and consumer anticipation, then the paper points out that the consumer anticipation has become the major factor affecting the commodity house price. Finally, the article proposes some advices on how to stabilize the consumer anticipation and guarantee house market to develop healthily in the end.
