受土地要素特性的约束。房地产市场是一个有限竞争的市场。土地资源的高度稀缺,决定了我国的房地产市场不能按完全竞争的市场来对待。但现阶段我国房地产调控的指导思想和政策设计存在完全市场化倾向。应从房地产市场本身独特的规律出发,对房地产完全市场化倾向进行反思和重新定位,建立符合我国国情的房地产调控管理模式.从根本上解决我国房地产问题。
Real estate market is a finite competitive market due to the restriction of land. As a country which is highly short of land resource, the real estate market in China can not be treated as the total competitive market. At present, the guide and policy design in Chinese real estate regulation tends to total competitive market. According to the principle of real estate market and the situation of China, the total competitive market trend of the real estate should be re-considered and re-oriented, the real estate regulation management mode is needed to built, which suits to Chinese situation, this is the key to resolve the problems of Chinese real estate.
