摘要
介绍了收益还原法、市场修正法和综合指标评价法三种房地产泡沫评价方法。前两种方法存在一定的不足之处,而综合指标评价法能够更全面考虑各个因素对房地产泡沫的影响,且能更准确的预测出房地产泡沫的程度。并在此基础上提出了房地产泡沫预警方法,希望能够对房地产泡沫加以更好地预测和防范。
This article introduced three real estate bubble appraise method methods, including the income reducing process, the market correction method and the overall target appraisal method. First two methods existence certain deficiency, but the overall target appraisal method can consider each factor comprehensively to the real estate bubble influence, it also can more accurately forecast real estate bubble degree. And proposed in this foundation the real estate bubble early warning method, hope that it can perform forecast well and guard the real estate bubble.
