摘要
针对房地产市场的发展态势,我国已采取了多种调控方式。运用垄断厂商理论与价格领导模型,探讨住宅供给结构比例量化与房地产商信贷资质调整两项调控政策下房地产商主体行为的改变,从房地产商的角度揭示房价再度攀升的机理:在此基础上,分析供给调控政策下的资源配置效应、社会公平效应、房地产商投资效应、经济周期效应、社会心理效应和行为效应。我国房地产市场今后调控的重点应是引导市场需求,增加有效供给。
According to the developing trend of Chinese real estate, government has taken many controlling measures. Through applying the monopoly manufacture theories and the price leadership model, we research land agent behavior's transform on the two policy condition of quantification of the proportion in structure of residence supplies and credit qualification's adjustment for the land agent; and from the angle of the land agent, we discover the mechanism of the housing price increase again. On the basis of these, we analyze the effect of resource distribution, social justice, real estate investment, economic cycle, social psychology and behavior. The key of Chinese government controlling is to induce market demands and increase effective supply.
