摘要
研究目的:研究我国地铁工程中将物业开发和地铁相结合规划并建设的可行性。研究方法:结合国内外成功的地铁站和物业开发相结合的实例,对地铁站和物业开发的结合进行研究、分析和总结。研究结果:提出地铁和物业开发相结合的几种类型,开发的模式、应遵循的原则。在我国地铁站和物业开发相结合适宜采用联合开发的模式,站点周围进行高强度集中开发。研究结论:开发过程中必然会遇到诸多问题,必须根据具体的情况进行设计。总之,地铁站和物业开发相结合不仅有利于用有限的资金建设投资巨大的地铁项目,而且对城市的发展也有积极的意义和重要作用。
Research purposes: The purposes are to do the research on the feasibility related to the planning and joint developments of Metro and real estate in Chinese Metro project.
Research methods:In combination with the successful practical example of the joint developments of Metro station and real estate at home and abroad, the research, analyses and summary are made for the joint developments of Metro station and real estate.
Research results:The several types, development modes and followed principles are proposes for the joint developments of Metro and real estate, namely it is suitable for China to develop the Metro jointly with the development of real estate and the centralized development should be strengthened around the stations.
Research conclnsions:There are many different things encountered in the course of the developments, so the different designs should be made for the different conditions. In a good use of limited funds to construct Metro, but also development. word, the joint developments are not only beneficial to have positive meanings and important effects on the making city's
