摘要
房地产估价作为一种社会中介活动,其行为将对社会多方面产生影响,由于估价结果与房地产真实价值会产生偏差,因此这种影响转而成为风险。文章对房地产估价风险的主客观原因进行了分析,并从政府、估价机构和估价人员、经济活动主体三方面阐述了房地产估价风险体系,同时,文章还对防范和降低房地产估价风险所应采取的措施进行了思考,提出了相关建议。
As an intermediary activity in the society, the evaluation of real estate will have an influence on many aspects of the society. The deviation between evaluation results and real value of real estate will lead to risks. This article analyzes the subjective and objective causes of risks in evaluation of real estate, and illustrates its risk systems from three aspects,including the evaluation institutions of the government , people engaging in evaluation and subjects of economic activity. At the same time, it reflects on the measures taken to prevent and lower the risks in evaluation of real estate and makes some suggestions.
