作为一种过渡产业的租赁式中小套型住宅设计研究——中国创新′90中小套型住宅设计竞赛获奖方案分析

Design and Research on the Mid & Small-Size Style Residence for Tenancy as a Transitional Industry──Awarded Project Analysis of China Innovation'90 Mid and Small-Size Style Residence Design Contest

结合2006年建设部举办的中国创新′90中小套型住宅设计竞赛,对新型中小套型住宅进行设计研究。在对城市居住现状及社会居住需求深入调研的基础上,以"租赁"这一市场需求为设计出发点,借鉴高新产业园孵化器的概念,提出"居住孵化器"的设计理念,探讨一种新的居住方式及空间模式。设计研究结果表明,部分中小套型住宅可以成为一种过渡产业,减轻中低收入人群和青年群体的居住负担;多样性与多适应性的设计手法能够满足不同人群的使用需求,提高住宅的利用率;精密设计、人性化的空间设计成为中小套型设计的重点。

Combined with the design contest of China Innovation＇90 Mid and Small-size Style Residence Design Contest, a new type of mid and small-size style residence is designed and researched. On the base of the survey about the current situation of city dwelling and social requirement, taking tenancy which is the market requirement as the starting point, using the concept of ＂incubatory＂ of high-tech industrial park for reference, the design concept of ＂incubatory for living＂ is put forward, and a new type of living style and space mode is discussed. The result of the design and research shows that part of mid and small-size style residence can become a kind of transitional industry to ease the burden of the group whose income below the middle level and the young group; the diversity and multi-adaptability can meet different groups＇ using requirement and improve the utilization of our residence; the precise design and personalized space become the emphasis of mid and small-size style residence.
