摘要
本文主要分析市场利率变动对个人住房消费贷款风险的影响。首先,文章系统地阐述了国内外在研究个人住房贷款风险方面的代表性理论;然后选择市场利率变动这一因素,阐述了其影响个人住房风险的机制,并利用固定利率贷款的市场价值模型,通过实证分析固定利率在市场利率下降和上升两种情况下存在的风险;文章最后得出相关结论及政策建议。
This article mainly analyzed the influence of personal housing consuming loan risk caused by market rate change. Firstly, it systematically elaborated some representative theories both at home and abroad on the aspect of personal mortgage risk. Then, the text chose the market rate change to elaborate the effects on housing risk mechanism, and it also exemplified the fixed interest rate loan market value model. Finally the article drew some conclusions and the policy suggestions.
