Institutions Efficiency of Land Property Based on Contract in Chinese Rural Areas

契约作为制约我国农村土地产权制度效率的重要因素，其本身具有不完备特性。影响我国农村土地产权制度中契约水平的主要因素是契约主体的垄断偏好。契约对产权制度效率有直接影响，但其真实影响力远未得到开发。这为从契约入手，加强对契约的治理，从而提高农地产权制度效率提供了一个明晰的思路。

As an important factor of restricting the land property institutions efficiency in China rural areas, the contract is incomplete. The main factor which influences the contract level is the preference of contract monopoly body. Contract influences the land property institutions efficiency strongly, but its potential can not be exploited. So, we can find the way that improves the land property institutions efficiency in Chinese rural areas from analyzing the contract.
