摘要
从城市轨道交通项目的收益外部性出发,提出了将周边土地的增值补偿给项目本身的思路。在轨道交通周边土地的廊道效应公式、轨道交通定价模型与周边土地对轨道交通的补偿量计算的基础上,设计了周边土地估价的修正方法。算例结果显示,方法具有可行性。
The paper gives out the idea that the increment of the land value around the urban railway return to the project, thinking of the external income of the urban railway project. Based on the form corridor benefit and pricing model of urban railway and accounting the compensate quantity the land a should pay to the railway project, the paper designs a reasonably correct method to assess the land around the railway. A calculation case can prove that the method is feasible.
