摘要
房地产业发展健康与否直接影响着国民经济的正常运行,是宏观调控的重点行业。建立房地产市场发展评价模型,对我国房地产市场的发展进行实证分析。当前我国房地产市场处于求过于供的非均衡状态,房价上涨与成本增长不匹配,仅单边提升了供应者获利水平,需求者承受了房价的不合理上涨。针对当前宏观调控的不足,应调整调控思路,加大需求的宏观调控力度。
Whether the development of real estate market is healthy will directly influence normal operation of national economy. It's the key industry for macro - regulation. By establishing a real estate market assessment model, an empirical analysis is made on China's real estate market. At present, there is imbalanced status of demand exceeding supply in China's real estate marekt, prices of real estate are not matched with cost growth. It only increases the profitablilty of supliers and the demanders bear the increase of irrational rise of prices. As for the present shortage of mcro- regulation, it's compulsory to adjustregulation philosaphy, taking greater efforts in regulation.
