小城镇商业房地产融资发展的可操作模式研究

随着我国商业地产的发展和城镇化进程的加快,小城镇商业房地产有了长足的进步,成为新的投资热点。但是,由于小城镇特殊的区域环境和商业环境导致小城镇商业地产在融资过程中存在各种问题。本文通过市场调查的方法,针对我国小城镇尤其是西部小城镇商业房地产的融资现状、融资方式、资金来源结构中的突出问题,提出了短期和中长期融资的单一型融资和组合型融资的可操作模式,为小城镇商业房地产的融资开辟了科学有效的道路。

With the development of commercial real estate and towns, commercial real estate in small towns becomes the red topic, but the special region environment and the business environment of small towns cause different kinds of financing problems. This paper utilizes the way of market investigation, analyses the important questions of small towns such as the financing situation, the financing ways, the structure of capital source, proposes the short-term and long- term financing operational mode, puts forward the single financing and compound financing operational mode, and opens up the effective and scientific road for the development of commercial real estate in small towns.
