摘要
土地交易与房屋交易中存在的垄断是房价上涨的主要原因。土地供应方具有提高土地价格以榨取房地产商的可占用性准租的动机,房地产商在房屋价格上具有定价权可以转嫁这种危机,同时,房产商的资金结构决定了房产商有单方提高房价的动力,市场需求对房价影响是不重要的。
By analyzing virtual data, the article tries to reveal the fact of how the benefits which comes from quickly raising real estate price,are allocated. Research indicates that land supplier and land agent share the mass of benefits. The monopoly consisting in land transaction and estate transaction is the predominant forces propelling the rise of real estate price. Land supplier has the motive to raise the price of land to exploit the appropriable quasi-rents of land agent. Due to their power to make decisions on real estate price, land agent could shift the losses on to consumers and land agent's capital constitution drives them to push the price of real estate ahead. Market demand has little effect on real estate price.
