摘要
收入房价比指标反映城镇居民的住宅支付能力,是指一国或一地区城镇居民年人均可支配收入可以购买多少平方米的住宅,是一个时期指标,也是一个地域指标,由统计年鉴中已有的"城镇居民当年人均可支配收入"和"商品住宅每平方米均价"两个统计指标相除得到。收入房价比指标不受住宅构成和住宅标准的影响,克服了房价收入比指标理论上的系统误差,还能够反映个人福利的大小。
