摘要
容积率是土地利用强度的重要指标,同样也是影响城市地价的主要因素之一。该文阐述了容积率的基本内涵,揭示了容积率对地价影响的一般规律;同时结合福州市区最近三年交易的地价资料,制定出样点地价修正系数和容积率修正系数,同时对容积率修正系数的确定进行了分析。
Floor Area Ratio is the main index on the control of land use,it is one of the key factors having an effect on the land value . By interpreting the meaning of Floor Area Ratio , this paper revealed the general rules of the impact of Floor Area Ratio , meanwhile combined with the trade land price of Fuzhou City in recently three years and worked out the modification coefficient of samples land price Floor Area Ratio , and basic and standard price the modification coefficient of samples land price Floor Area Ratio. Finally ,to analysis and make sure the modification coefficient of Floor Area Ratio.
