摘要
对我国改革开放以来的现代城市居住社区管理模式——物业管理作了简要的阐述,着重分析了其对规划设计的影响,作为设计者的建筑师(规划师)的工作模式需要重新建购,作相应的改变和调整,应具有物业管理前期介入的意识和专业知识,应大力推广房地产开发的"公众参与"机制,建立建筑师"广泛参与"模式,真正了解城市居民的使用需求,更好地为创造适居环境服务。
This thesis expounds simply the management mode of modern city residential community, the property management, and emphasizes to analyze the affects on planning and design brought by it. As an architect, the work mode have to be constructed, changed and adjusted. Architects should have the consciousness and the professional knowledge that the property management should participate from beginning period, generalize the system of the public participation in the course of real estate development, found the mode of the broad participation. Finally, architects should understand the using demand of the urban residents in order to serve for building the suited inhabitancy environment better.
