摘要
一线城市房价高昂,存在着价格泡沫的嫌疑;二三线城市虽然房价相对较低,但却由于其自身的特殊原因,可能出现另一种泡沫即供给泡沫。与价格泡沫不同,供给泡沫的受害者最终将是广大的房地产商和与之相关联的政府和银行。以某市为例,初步分析了易于形成供给泡沫的条件,旨在给过热的房地产市场以警示。
The price of huose in the first line cities is high now, and it is suspected that there are buble in these markets.The price is lower in the second and third line cities, however, there are also problems there, it is likely that there are supply buble here. Different form price buble, the victims of the suppy buble are Real Estate Development enterprises ,local government and relative comercial banks.This paper takes the some city as an example to analys the possible conditions for supply buble and the aim is to give the over-heated Real Estate market a warning.
