摘要
房地产证券化将是解决我国房地产融资问题的重要途径。通过有价证券形式对房地产价值进行分割并出售给各中小投资者,以此来克服一些不利因素,不失为当前最可行的方法之一。同时,金融业资金的来源短期性与房地产贷款长期性之间存在的矛盾也迫切需要通过房地产证券化的方式来解决。房地产证券化在中国有其推行的可行性和优势。
The real estate securitization will be an important way to solve financing problem of real estate in China. First of all, the traits of real estate decide the development of real estate securitization. Because of the unfavorable factors such as the large value, long cycle and the inseparability, it is difficult for general enterprises or individuals to set foot in investment of trade. Real estate securitization divides and sells the value through marketable securities to small investors, overcoming these unfavorable factors. It can yet be regarded as one of the most feasible methods at present. Secondly, the contradiction between financial circles source of fund short-term and the real estate long period of time can be solved by it. In addition, not reflected by balance sheet, it reduces the central bank plan and capital required, so it gets more profits. This text is set about to analyze the concept and necessity of the real estate securitization.
