住宅价格波动与消费增长的实证分析与理论解释 被引量:4

摘要 以房地产价格波动影响消费的主要途径为切入点,通过构建模型,分别以我国1987-2005年的年度数据和31省(市、区)1999-2005年面板数据对我国住宅价格波动与消费支出进行实证检验,结果都显示住宅平均销售价格上涨有降低个人消费支出的压力即中国住宅价格与消费之间呈负相关关系,最后对产生这种负的财富效应的原因提出新的理论解释。
