摘要
现行的房地产市场统计指标难以准确、系统地反映房地产市场发展状况,在此背景下,基于敏感性、时效性、可操作性的指标选取原则,在房地产市场动态运行体系的基础上,建立了反映房地产市场供给总量、结构和房价的指标体系,从而合理、动态地反映房地产市场运行状况。以上海市为例,对城市房地产市场监测指标体系与指标评价区间进行了实证分析,并提出政策建议,以进一步完善房地产市场监测体系。
The real estate market statistical indicators used now can't reflect the market development situation systematically and accurately. In this background, based on the analysis of real estate market dynamic operational behavior and the principle of sensibility, timeliness, maneuverability, this paper establishes a scientific indicator system which can reflect the total supply, structure and housing price very well. In addition, a case of Shanghai is presented to show the monitor system and the evaluation interval of statistical indicators, and helpful suggestions are given to make the market monitor system better.
