摘要
当前,中国房地产业呈现非理性繁荣景象,引发这一现象的宏观经济因素大致可分为结构性因素和政策性因素两类。其中,结构性因素是历史遗留问题,主要包括区域经济发展不平衡和"强投资、弱消费"格局导致的对外贸易发展不平衡;政策性因素主要包括地方政府调控行为的偏差、金融政策以及住房保障政策等。
At present, unreasonable prosperity phenomenon appears in the real estate industry in China. The reason leads to the phenomenon can be generally divided into structural factors and policy factors. Structural factors are caused by historical problems which includes unbalanced development of regional economy and unbalanced development of foreign trade caused by "high investment, low consumption ability" ; policy factors mainly includes the deviation of control conduct of local government, financial policies and housing guarantee policies.
