试论外资并购对我国房地产产业安全的影响

摘要 随着外资房地产并购力度的加大,政府对外资房地产并购政策日益从紧。与此同时,业内关于外资并购是否引发房地产产业安全的争论甚嚣尘上。对现阶段我国房地产市场外资并购的特点进行了深入剖析,初步探讨了外资并购对房地产产业安全的影响,并指出简单限外不利于房地产经济的健康发展,建立预警和应急机制、加强对外资并购的监管、提高民族房地产业竞争力,才是保障房地产产业安全的有效途径。 with the development of merger & acquisition of foreign capital, different departments of our government published a series of policies to manage and even prohibit the real estate investment of the foreign capital. At the same time, there is heating debate about whether the foreign capital has influent the industry safety of real estate. This paper analyses the characters of foreign capital" merger & acquisition in real estate market, discusses its" influence on the in- dustry safety of real estate, and points out that the effective way of protection the safety of this industry is not to prohibit but to take more management on the investment of the foreign capital and develop the local company's competitiveness.
