摘要
运用Granger因果分析方法,对2003~2007年我国银行信贷与房地产价格之间的关系进行了初步探讨,认为我国的信贷扩张为房地产价格的膨胀提供了支撑,而导致信贷过快增长的主要原因是货币供给的过快增长和低实际利率、高存贷利差。今后,为抑制房地产价格的过快增长,我国应采取一些有针对性的措施,如加大人民币升值力度,扩大利率调整幅度,缩小利差。另外,央行应关注信贷总量。
Based on the Granger causality test, the paper analyzes the relations between the real estate price and credit expansion . The conclusion that the credit expansion supporting the soaring of real estate price in China from 2003 to 2007 is confirmed. Too fast increasing in money supply and too low interest rate contribute to credit expansion. According to these problems, the author puts forward some suggestions: enlarging Renminbi appreciation range; raising interest rate and reducing the gap between saving rate and loan rate; CCP's paying attention to credit amount.
