摘要
根据竞争力理论和2004年中国第一次经济普查数据建立了房地产开发企业竞争力评价指标体系,比较了中国31个省级行政区和三大地区房地产开发企业竞争力的差异。按照竞争力指数将31个省区聚类分为四类:较强、强、一般和很弱。北京、上海为较强,广东等强,中西部大部分省份很弱。三大地区中,东部房地产开发企业竞争力最强,西部次之,中部最弱。最后分析了地区房地产开发企业竞争力差异的影响因素和政策启示。
Based on theory of competitiveness, this article built the index system for the assessment of real estate development enterprises with the data from the first economic survey in 2004. It compares the competitiveness of real estate development enterprises in three regions and 31 provinces and municipalities. In terms of competitiveness index, the 31 provinces and municipalities are divided into four categories: very strong; strong; weak and very weak. Beijing and Shanghai exhibit very strong competitiveness while most of the central and west provinces show very weak competitiveness. Of the three regions, the east takes the lead, followed by the west and the central region. Finally, this article analyzes the contributing factors of the difference in competitiveness and offers some policy proposals.
