摘要 近年来,随着城市轨道交通建设日益加快,沿线房地产价格所受影响也日渐明显。为了分析轨道交通对沿线房价的影响程度及规律,以上海轨道交通1、2、3号线为例,分析了沿线房价的分布特征。结果表明,在某些特殊地区由于房价受到区域文化、区位条件等因素的影响,轨道交通的影响很弱;但排除个别异常值后,轨道交通对邻近站点房产的价格具有显著的提升作用,即离轨道站点越近房价越高,并且越远离城市核心区轨道交通对房价的影响也越大。 In recent years, the construction of Shanghai rail transit is accelerating, which has cast obvious impact on real estate prices along the lines. This article takes Shanghai Metro Line 1, 2 and 3 as examples,studies the distribution characteristic of the real estate prices. The results show that the influences of rail transit on the housing prices are weak in some areas because of the local culture and other factors. However, after excluding the abnormal values, the rail transit shows an important impact on raising the prices of the real estates around the stations. Furthermore, in the suburban area, rail transit has even greater impact on the housing prices than in the central part of Shanghai.
