摘要
商品房作为市场经济中的一种商品,本应由市场发挥其自身的机制形成价格,但在近年来,中国房地产业出现了快速发展的过热现象,从而导致商品房价格的飙升。因此,国家不得不采取房地产宏观调控来抑制房价的进一步攀升,但效果却未见有太大的成效,本文试图对中国房地产行业现状进行分析,并由国家对房地产实施的宏观调控入手,从宏观调控的执行力度、房地产贷款利率和税三个方面对我国房地产宏观调控进行反思。
Housing price, a kind of commodity, used to be regulated by its own market mechanism, but recent years have witnessed its price booming and overheated development. The measures taken by the government fail to control the dramatic housing price rise. This paper analyzes status quo of real estate industry, followed by some measures in perspective of state macro - control of real estate on its implementation, real estate loan interest and tax.
