摘要
为了支持中国房地产开发企业普遍进行的项目组织结构变革实践,该文对这类变革的机理进行探索。利用问卷调研了50个中国房地产开发企业。结果显示,影响企业高层变革决策的5个促进因素是"项目数目"、"项目分布范围"、"市场竞争压力"、"专家建议"、"现有模式的缺陷;"2个阻碍因素是变革引起的"人力资源调整"和"新管理机制的建立";项目数目与项目组织结构类型之间具有显著相关性,说明项目数目的变化是项目组织结构变革的主要原因之一。
The project organization structures in many Chinese real estate companies change frequently. Data collected from 50 Chinese real estate companies reveal seven factors that influence managerial decisions about organizatinal changes. The five positive factors are the number of concurrent projects, projects areas, marketing competition, consultant suggestions, and bad performance of the current structure. The two negative factors are the redistribution of human resources and the break-in period for a new organizational structure. This research reveals a strong correlation between the number of concurrent projects and type of project organizational structure. Therefore, change in the number of concurrent projects is one of the main drives for change of project organizational structures.
