摘要
美国次贷危机对我国的启示在于,如果未来不加强房贷市场调控,我国金融体系将面临巨大的风险。对房贷市场进行准确分析和调控的前提是必须有充足的信息。从"第二套房"的认定视角,为服务于商业银行房地产贷款发放和国家房贷市场调控,我国征信系统需要扩展的信息主要有:外资银行拥有的房贷信息、房屋权属登记信息、婚姻信息和户籍登记信息。
The enlightenment of American subsuperime mortagaged loan crisis for China is that China' s future financial system will face huge risk if real estate market regulation is not strengthened. The premise for correct analysis and regulation of real estate market is sufficeint information. Viewed from "the second house" certifying, in order to serve for commercial bank real estate marekt laon extension and national real estate market regulation, China' s credit information system desired to be extended as follows : information on foreign - funded banks own mortgaged loan, registry information of houseowner, marriage information and registered permanent residence.
