摘要
容积率是影响土地价格的重要因素,它受到城市规划及其技术规范、土地经济价值和城市风貌等的影响,不同的城市规模、同一城市不同区位和不同用地类型都使得容积率对地价的影响有很大差异。确定容积率与地价之间的关系进而计算容积率修正系数,对城市地价的修正具有重要意义。采用拟合样点地价回归方程方法估算地价,并利用计量软件Eview5检验参数的显著性,结果显示:指数函数y=aebx最能反映容积率与地价的关系。依据该函数可以求出容积率对应的地价,再根据容积率修正系数公式kr=pin/pi计算容积率修正系数,进而对地价进行修正,取得较好的土地估价效果。
Floor--area ratio is an important factor to land price. It is affected by city planning, technical specification, land economic value and city scene. Its affection to land price has regional regularity, that is to say, the affection is obviously different because of different city scale, different location in the same city and dissimilar type of land use. In this paper, regression equation is used to analyze the relation of land price and floor--area ratio. The conclusion shows that the equation y=ae^bx is the best formulation about the function relationship between floor--area ratio and land price. According to this function, the land price cor- responding to floor--area ratio is calculated. Then using the equation Kr= Pin/Pi to calculate revising coefficient of floor--area ratio. Through this method, the procedure of land appraisal will become very convenient.
