欧洲房地产市场波动对宏观经济的影响 被引量:1

摘要 进入21世纪,欧洲房地产市场呈现一片繁荣景象,引发了人们对于房地产泡沫破灭的担忧。本文从房地产周期切入,将当前欧洲国家的房价上涨置于过去35年的历史背景下,分析这一轮房地产周期的主要特点,评估当前的房价是否与基本面相匹配。在此基础上,探讨房地产周期对于宏观经济的影响。文章认为,目前欧洲部分国家的实际房价正面临接近峰值的风险,一旦房价急剧下滑,将对家庭的财富水平、借款能力和消费支出以及金融部门的稳定性产生冲击,给整个宏观经济稳定带来不利影响。
