摘要
在房地产投资急剧攀升、房地产交易价格过渡上涨及房地产市场上供给和需求矛盾激化的背景下,借鉴Hedon ic模型及消费者效用理论,分析影响西安二手房价格的主要因素,通过实证分析发现,表征建筑特征变量的交通状况、住宅年龄及建筑结构;表征住宅邻里变量的配套设施及小区物业及表征其它变量的家庭年均可支配收入是影响西安二手房价格的主要因素。
Under the background of raising of real estate price, intensifying of demand and supply in real estate market, Hedonic model and utility theory of consumers is employed to analyze majors factors influencing second-hand housing price in Xi'an real estate transaction market and found that variables of communications conditions, housing age and housing structure that embodied housing characteristics, variables of facilities and logistic of the residential district that embodied neighboring conditions and variables of dispensable income per capital are the major factors influencing housing price of the second-hand housing market of Xi'an.
