摘要
目前中国城市的空间形态正发生着明显的变迁:中心区紧凑集约发展、外围连续蔓延拓展。以江苏无锡为实例,运用租隙理论来解释其空间形态变迁的市场作用,发现城市开发密度与土地价格的波动区间是一致的,而且波动的峰值与城市功能中心的布局相吻合,因此认为当前无锡城市空间变迁过程深刻受到土地市场机制的作用。
Presently, the spatial form in Chinese cities has been changing: intensive development in the downtown and extensive in the periphery. Guided by the theory of Rent Gap, the spatial form change of Wuxi city has been explored. The phenomenon has been discovered that the development density has the same fluctuate range coincided with land value, The layout of function centre in the downtown coincided with wave crest. So it is concluded that the market mechanism influences the changes.
