摘要
由于传统的房地产项目风险评价方法受人为因素以及模糊随机因素的影响较大,为了减少或避免这些因素的影响,提高评价的科学性、解释性和可信度,将灰色系统理论应用到房地产项目的风险评价中。通过建立一套较为系统、合理的房地产项目风险评价指标体系,采用定性分析和定量计算相结合方法,构建了房地产项目风险的多层次灰色综合评价模型。列举实例突破了传统的计算方法,利用计算机语言Visual Basic6.0,实现了计算的方便、快捷。
Traditional risk assessment methods of real estate project are often affected by subjective factors and fuzzy factors. In order to reduce or avoid the effect of these factors, the paper applies grey system theory to the risk evaluation of real estate project. Through a systematic and logical index evaluation s3"otern, a grey synthetical model is established by combining qualitative analysis and quantificational computability. To break through conventional method, calculation of the given demonstration example uses Visual Basic 6.0, making the process simple and quick.
