摘要
温州个人合作建房组织成功地获得了土地,意味着合作建房进入了实质性的操作阶段。运用新兴古典经济学独创的超边际分析方法,分析了这个不同于目前所有房地产开发的创新模式,认为解决房价普遍大幅度上涨的有效办法是降低交易费用,使得分工不断深化和扩展,同时必须打破房地产商垄断供应住房的格局。
The housing prices are going up by a large margin is an abnormal state. Personal cooperative housing-construction of Wenzhou acquired the land successfully means cooperative housing-construction get into substantive stage. In this article, an innovative model was analysed using inframarginal analysis method created by new classical economics. From this analysis, we can find the channels to solve the high housing price: reduce transaction cost and deepen and expand the division work. In the meantime, the housing supply setup by the real estate company must be broken down.
