本文介绍了灰色系统理论GM(1,1)模型,并用它预测了福建省未来几年的房地产投资和固定资产投资,通过检验预测模型有较好的精度,通过比较两者之间的真实值和预测值,我们可以发现一些规律。希望通过分析房地产投资的走势,对政府制定政策和方针以及房地产开发商投资起到一定的借鉴作用。

This paper introduces The Grey System GM （ 1,1 ） Model which is used in the investment about Real Estate and Capital asserts of Fujian Province. We find itshigh precision after we check up the Model. Some disciplinarian is found after we compared the real data and forecasted data. This paper, through analyzing Real Estate trend , is likely to act a part in constituting policy and investing of land agent.
