摘要
研究目的:借鉴已有的土地价格计算方法,建立一个能够反映当前价值的土地价格计算公式。研究方法:因素分析和层次分析法。研究结果:建立了一个改进的土地价格计算公式。研究结论:城市土地价格尽管是受多方面因素影响的结果,但是仍可以归并为土地基准价格和土地价格修正系数。
The purpose of this paper is to set up a land price calculation formula which can reflect the present land value based on the existing land price calculation method. Methods of factor analysis and level analytic approach were employed. Study results: an improved land price calculation formula was set up. It is concluded that though the price of urban land is a result influenced by factors in many aspects, it can still merge into the land basic price and the revision coefficient for the land price.
