摘要
文章对烟台市基准地价更新情况进行了介绍,然后根据商业、住宅、工业三类用地的基准地价表,对三类用地的基准地价水平进行比较分析,计算出包括同级各类地价比率指数、同类各级地价比率指数在内的基准地价内部结构比率关系;指出了烟台市基准地价修正体系存在的主要问题,诸如缺少分级别的容积率修正系数及工业用地容积率修正系数,并提出了相应的改进建议。
This paper introduces the updates in the benchmark land price in Yantai city, and analyzes the benchmark land price levels of commercial, residential and industrial lands, calculates some internal structural ratios including same-level-all-type land price ratio, all-level-same-type land price ratio, reveals the major issues presently in the benchmark land price modification system, i.e. , lack of leveled capacity correction ratio and industrial land capacity correction ratio, and presents some suggestions to improve the calculation.
