摘要
研究目的:探索不同地区农用地价格差异产生的原因,为实现农用地价格的均衡可比提供方法。研究方法:以辽宁省农用地分等定级与估价国家级试点县的外业投入—产出调查成果为基础资料,比较各地的农用地价格测算成果,分析研究区域的社会经济和农业发展水平;以统一的农产品价格为基础,比较各地区的农用地价格。研究结果:在区域间平衡农用地价格,必须统一重要的估价参数,否则估价成果的平衡没有意义。在此基础上,对建立农用地价格协调的方法体系进行了展望。
The purpose of the paper is to probe into the price differences of the agricultural land in different areas to offer reference to the balanced comparable agricultural land price. Firstly, the agricultural land prices in those areas were compared directly based on materials of agricultural land gradation and classification of Liaoning Province and field investigation of input and output in pilot counties. Then, the relationship between agricultural development level and local social economic condition was compared to unify the prices of the agricultural products. Finally, according to the unified agricultural product prices, the agricultural land prices were compared. The results indicate that the important coefficients should be uniformly determined first in order to make the agricultural land price of different areas balanced. Based on this, the paper outlooks the establishment of method system of agricultural land price coordination.
