房地产市场比较估价方法中因素调整的量化研究 被引量:3

摘要 现行房地产市场比较评估法的因素调整由估价师凭借经验确定,容易导致偏向性的估价结果.本文提出房地产价值与房地产属性的同一性,房地产的属性差决定其价值差;可以根据可比实例的属性与交易价格的关系直接计算出单位属性对价值的调整因子与估价对象价格的同一评估法模型,并给出应用实例,使估价结果的精度与公正性都得到提高,适用于我国目前的房地产估价行业,同时又丰富了房地产估价理论. Presently, the adjustment of physical characteristics is totally finished by appraisers in sales comparison approach on the base of their experience, and it easily leads to unfair conclusion of value. This paper presents that the value of real estate is consistent with its characteristics, the characteristics difference make value difference and the real estate model that according to the relationship of price-characteristics, the price of the subject property and the adjustment gene of the characteristics to the value are gotten. Meantime, the paper gives the applied example. The model improve the accuracy and injustice of the appraisal result. It is applied to the present appraise of real estate and develops appraisal theory.
