摘要
本文借鉴参比成本理论,通过对我国商品住宅的成本构成进行分析,提出商品住宅参比成本模型,可在客观条件不确定、信息不完备及项目成本不公开的情况下对项目成本进行估算,为管理部门提供成本公开的方式,也可供购房者做决策参考。在实证研究中,本文基于项目公开信息,运用参比成本模型对位于北京的某住宅项目进行了成本估算。
Reference Cost Theory is proposed by one of the authors when he took charge of the State Key Research Project "the Research on National Phosphorus Resource Exploitation System", which won the second prize of National Science and Technology Progress. Based on Reference Cost Theory, this paper proposes Reference Cost Model, which is a new way to estimate the commercial residential building cost under some uncertainties, incomplete information and lack of the cost composition list. Reference Cost Model will enlighten the housing authorities about how to publish the residential building cost and help customers to make right purchasing decisions. In empirical analysis, we estimate the cost of certain residential project in Beijing using Reference Cost Model with public information.
