长三角地区房地产价格上涨成因与对策研究——以南京市为视角

摘要 房地产价格问题是当前比较突出的一个经济问题。近几年来我国房价呈现出不正常变化,房价以不正常的速度飚升。尤为显著的是长三角地区。导致房价持续上涨的原因有商品房开发成本不断提高、住房消费需求增加等多方面。应通过打破房地产商的价格同盟以降低开发成本,创新土地出让模式来加强住房供给结构调整等措施,改变房价过快上涨的现象。 The enormously rising real - estate price is a prominent economic problem. In other words, China' s house price in recent years has been rising abnormally, particularly, in the Yangtze River delta area. There are many factors that account for the continuous rise of house price, for instance, the continuous increase of commercial house costs, uprising demands for houses. To curb the sharp increase of house price, price alliance of real estate developers should be broken to lower house cost, and land transfer models should be improved to strengthen the reform of housing structure.
